Downtown Morgan Hill is about to get its biggest single project in years. The MOHI — a mixed-use boutique hotel at 17490 Monterey Road — is scheduled to open in 2027. Here’s what’s actually coming and why it matters.

What’s inside

The MOHI is planned as a full-block boutique hotel with three separate restaurant concepts: a steakhouse on the ground floor, a raw bar, and a rooftop pool bar. There’s a spa, event space, and a lobby bar that’ll be open to walk-ins. The developers are pitching it as a “destination stay” for Bay Area weekenders who want wine country and Gilroy Gardens within an hour.

Why it matters for downtown

Monterey Road has been missing two things for a decade: hotel rooms and a real cocktail scene after 9 PM. The MOHI solves both. If it lands the way the renderings suggest, it’ll do for Morgan Hill what the Toll House did for Los Gatos — give the downtown a gravitational center.

It’ll also reshape parking, traffic, and the pedestrian experience on that stretch. Expect the block between 3rd and 4th to feel different by 2027.

What we’re watching

Construction timelines slip. The MOHI has already been through planning review and the developer has confirmed 2027 in press interviews, but we’d bet on a mid- or late-2027 opening, not early. The restaurants are the most interesting piece — the steakhouse tenant hasn’t been announced, and we’ll be watching for that.

What it means for locals

Short-term: more construction noise, more parking disruption, and a lot of sidewalk fencing. Long-term: a real reason to walk downtown on a Friday night without planning a full day trip to Los Gatos or San Jose.
