We moved to South Valley a few years ago. Nobody handed us a guide. We figured it out the hard way: which grocery store has the shortest lines on Sunday, where to get a decent haircut, why the intersection at Tennant and Monterey backs up at 5:15 PM every single day.

This is the guide we wish we'd had.

The basics, fast

Morgan Hill sits 20 miles south of San Jose at the base of El Toro mountain. Population: about 48,000. It's part of Santa Clara County but feels nothing like the rest of Silicon Valley. There are horse ranches on the east side and subdivisions going up on the west side and a downtown you can actually walk.

The city incorporated in 1906. The name comes from Hiram Morgan Hill, who married into the family that owned the Martin Murphy ranch. It's been a small agricultural town for most of its existence. That's changing. People priced out of San Jose, Campbell, and Los Gatos have been pushing south for a decade.

What it actually costs

The median home price in Morgan Hill in early 2026 is around $1.07 million, according to Salary.com's cost of living data. That sounds brutal until you compare it to Cupertino ($2.7M) or Los Gatos ($2.2M). Rentals run about $2,250/month for a two-bedroom.

Groceries cost about 10% more than the national average. Gas runs around $4.30-4.50 a gallon. Electricity rates are some of the highest in the country: roughly 32 cents per kilowatt-hour through PG&E.

If you have kids, budget for childcare. Full-time infant care or preschool runs $1,500 to $2,000 a month. That number shocked us when we first looked into it.

The commute question

Most people who move here work somewhere between Morgan Hill and San Jose. The commute north on 101 takes 25 to 40 minutes without traffic. With traffic, during peak hours (7:00-8:30 AM northbound, 4:30-6:30 PM southbound), you're looking at 45 minutes to over an hour.

Caltrain runs from Gilroy through Morgan Hill with stops in San Jose, Santa Clara, Sunnyvale, Mountain View, and up to San Francisco. The commuter rail is a real option if you work near a station. Rides to San Jose's Diridon Station take about 30 minutes.

A growing number of people here work remote or hybrid. If you're in that category, the commute math changes completely, and Morgan Hill starts looking like one of the best deals in the Bay Area.

Schools

Morgan Hill Unified School District serves most of the city. The top-rated schools include Ann Sobrato High School (8/10 on GreatSchools), and the Charter School of Morgan Hill, which ranks in the top 20% statewide for test scores. Walsh Elementary is a district-wide STEAM academy that pulls families from across town.

There are also private options, including Oakwood School (A+ on Niche). A small number of homes near the northern edge technically fall within Gilroy Unified School District, so check your address before assuming.

Neighborhoods to know

The west side, near Cochrane Road and the 101 corridor, has the newest developments and the most suburban feel. Big lots, newer homes, good schools nearby.

The east side, past Dunne Avenue and toward Anderson Lake, is more rural. Larger properties, horse-friendly, quieter. Some homes out here sit on an acre or more.

Downtown is walkable and growing. If you want to be close to restaurants, the Saturday farmers market, and Third Street, this is where you want to be. Older homes, more character, smaller lots.

Jackson Oaks and the neighborhoods between Dunne and Main have solid mid-range options. Established trees, reasonable HOAs, close to parks.

The stuff nobody tells you

The garlic smell is real. When you drive through Gilroy on 101, especially in summer, you will smell it. You get used to it fast. Some of us like it.

Morgan Hill gets hot in summer. We're talking 95 to 100 degrees in July and August. If you're coming from the coast side of the Peninsula, that's a real adjustment.

The Saturday farmers market on Third and Depot is one of the best things about living here. Go early. The good strawberries sell out.

Anderson Lake has been drained since 2020 for seismic retrofit work on the dam. It's a big missing piece for the outdoor community. The timeline for refilling keeps shifting.

Coyote Valley, the open space between Morgan Hill and San Jose, is one of the most important wildlife corridors left in the Bay Area. It's also one of the reasons the drive north feels like you're leaving a small town. That's on purpose.

Is it right for you?

Morgan Hill works if you want space, good schools, and a real downtown without paying $2M for a house. It does not work if you need a 15-minute commute to Palo Alto or if you want nightlife within walking distance.

We came here expecting a quiet suburb. What we found was a town with a personality. Mushroom Mardi Gras. Sidewalk Saturdays. Friday Night Music in the summer. A downtown that's investing in itself.

That's been enough for us.
