Morgan Hill and Hollister are 25 miles apart on Highway 25, sit in different counties, and trade for very different prices. A lot of South Valley buyers cross shop the two when their job is flexible and their budget is tight. The decision usually comes down to school district, commute, and how much house you actually need.

Here is the comparison we wish someone had handed us before we ran the search.

The 30 second version

  • Pick Morgan Hill if you want a Santa Clara County address, a tighter walkable downtown, and a shorter commute to the rest of Silicon Valley.
  • Pick Hollister if you want more square footage and lot for the dollar, you do not mind a Highway 25 commute, and you are comfortable with a different county and different schools.
  • Look at Gilroy instead if you want city services and Santa Clara County, but more dollar for dollar than Morgan Hill. Our Morgan Hill vs Gilroy comparison covers that route.

Two counties, not one

The detail almost every buyer underestimates: Morgan Hill is in Santa Clara County. Hollister is in San Benito County. The line crosses on Highway 25 between Gilroy and Hollister.

What changes when you cross the line:

  • Property tax administration shifts from Santa Clara County Assessor to San Benito County Assessor. Both follow Prop 13 and the 1 percent base, but the bond stack, special assessments, and bill format differ.
  • School districts are completely different. Morgan Hill Unified runs the Morgan Hill side. Hollister has the Hollister School District (K through 8) and the San Benito High School District for high school.
  • County services like recording, permits, code enforcement, sheriff jurisdiction, and elections all sit with their respective counties.
  • Voting and ballots are different. State and federal races overlap, but local races and county measures do not.

None of this is a deal breaker. New residents tend to hit the surprise the first time they pull a permit or get a tax bill that does not look like what they expected.

Cost: what your money buys

Hollister has been more affordable per square foot than Morgan Hill for years. The spread moves with the market, but the pattern is steady. Newer tract product on the east and south sides of Hollister keeps inventory turning, and the buyer pool that prices into Hollister is different from the one that prices into Santa Clara County.

  • Entry single family in Morgan Hill is usually a 3 bed townhouse or a smaller detached on a small lot. Same dollar in Hollister is often a 4 bed detached in a newer subdivision.
  • A million dollar Morgan Hill home is typically a 30 to 50 year old single story on a built out street. The Hollister equivalent at the same price is a larger newer build, sometimes with view lots toward the Diablo Range.
  • Above two million the gap narrows. Custom homes and larger lots exist in both, but the comp pool in each is small.

City medians do not predict your bill. Run a specific address through the SVS home value calculator for a real comp pull on that lot before you assume the median tells your story.

The commute math

If your job is in north Santa Clara County or further up the peninsula, Morgan Hill wins on commute every time. Hollister adds another 25 miles on Highway 25, a two lane road that backs up around school start and end and during ag truck traffic.

  • Morgan Hill to north San Jose: 30 to 45 minutes by car at peak.
  • Hollister to north San Jose: 75 to 95 minutes at peak, including Highway 25 into Gilroy and US 101 north.
  • Hollister to Salinas or Monterey: 30 to 45 minutes south on Highway 156 and US 101. This is where Hollister flips and wins.
  • Both reach Caltrain via Gilroy station, but Hollister adds a 25 minute drive to get there.

Highway 25 widening has been a long running San Benito County conversation. Plan your commute on the road as it exists today, not as people hope it will be.

Schools: completely different districts

Morgan Hill addresses sit inside Morgan Hill Unified School District. The two main public high schools are Live Oak High School and Ann Sobrato High School.

Hollister has a split structure: the Hollister School District covers elementary and middle school, while San Benito High School District operates the high school. San Benito High is the main public high school in Hollister and serves the broader San Benito County area.

Test profiles, bond stacks, parent communities, and program offerings are different between the two systems. If schools are a top three reason for the move, visit both and pull the specific feeder schools for any address you are considering.

Property tax: same base, different totals

California Prop 13 caps the base property tax rate at 1 percent of assessed value, and that applies in both counties. The total bill differs because of voter approved school bonds, special assessments, parcel level overlays, and Mello Roos in some newer Hollister subdivisions.

On a similar priced home, the actual annual bill can move several hundred to a few thousand dollars between the two counties. Newer Hollister tract product can carry Mello Roos overlays that older Morgan Hill homes do not, which sometimes flips the cheaper sticker price into a higher monthly carrying cost.

Run the specific address through the SVS property tax estimator to see line items. It also covers Prop 19 transfers if you are inheriting or moving in within the eligibility windows. Note: SVS tools are calibrated for Santa Clara County addresses; for a San Benito County parcel, treat the output as a starting point and confirm with the San Benito County Assessor.

Lifestyle and what daily life feels like

Morgan Hill walks small town. The downtown along Monterey Road has restaurants, the Granada Theater, the BookSmart bookstore, and regular community events. Population is around 45,000 and the central blocks are flat and walkable.

Hollister sits in a wider valley with a longer agricultural footprint. The downtown along San Benito Street has its own restaurant base and historic buildings, and the city is known for the annual Hollister Independence Rally motorcycle event each July. The retail base is more spread out across the city.

Resale: different buyer pools

The next buyer is different. Morgan Hill resale draws north county and Bay Area buyers chasing the shorter commute. Hollister resale draws Salinas, Monterey, and South County buyers, plus remote workers priced out of Santa Clara County.

Where buyers get burned in Hollister is assuming the same appreciation pattern as Santa Clara County. Where buyers get burned in Morgan Hill is overpaying for a Santa Clara premium that the next buyer is not willing to pay back.

FAQ

Is Hollister part of Silicon Valley?

No. Hollister is in San Benito County. Silicon Valley is the common name for the Santa Clara County tech corridor and the northern peninsula. Morgan Hill is the southern edge of Silicon Valley; Hollister is outside it.

Is the commute on Highway 25 really that bad?

It varies, but at peak it can be a long stretch of two lane road with limited passing. School traffic and ag trucks add unpredictability. Plan a real test drive at your actual commute time before assuming Google Maps off peak numbers.

Are property tax bills always lower in Hollister?

Not always. Newer Hollister subdivisions can include Mello Roos overlays that push the total bill higher than an older Morgan Hill home of similar value. Run the specific address.

Which one will appreciate faster?

Different markets, different cycles. Morgan Hill correlates with broader Santa Clara County. Hollister correlates more with the South County and Salinas valley. Buy on fit and hold time, not appreciation guesses.
