The price gap

This is where most buyers start, and where the biggest gap shows up.

The downtown

Morgan Hill's downtown on Third Street and Monterey Road is one of the best small-town main streets in the South Bay. Walkable, active, the Saturday farmers market every week. Restaurants like Maurizio's, Ladera Grill, and 65 Monroe pull people down from San Jose. Boutique shops, wine tasting rooms, and a growing calendar of events keep foot traffic up year-round.

Gilroy's downtown along Monterey Street is improving. The city has invested in streetscape, and new restaurants keep opening. But more empty storefronts than Morgan Hill, and less foot traffic on a Friday night. The energy is building; it's not there yet.

Schools

Morgan Hill Unified has a slight edge in aggregate test scores. Ann Sobrato High School carries a 9 out of 10 GreatSchools rating and earned 2026 California Distinguished School status. Charter School of Morgan Hill ranks in the top 20% statewide. Walsh Elementary's STEAM program pulls families from across town.

Gilroy Unified has its own strengths. Dr. TJ Owens Gilroy Early College Academy (GECA) ranks in the top 1% of California schools and the top 100 nationally on U.S. News. Students graduate with an associate degree alongside their high school diploma. That program is genuinely special and unique in the South Bay. Christopher High School and Gilroy High both run active athletics and performing arts.

Draw, depending on your priorities. Morgan Hill edges on overall test scores. Gilroy has the stronger single academic program.

Food

Gilroy wins on Mexican food. This isn't up for debate. Nearly 30 taquerias and Mexican restaurants line the Gilroy Taco Trail. Birria, mariscos, Sunday-morning menudo. Gilroy is in a different league and everybody in South Valley knows it.

Morgan Hill wins on sit-down variety. Downtown has Italian, American, Japanese, Indian, and wine bars within walking distance. Better range, more date-night options.

Both share the Santa Clara Valley wine trail. Hecker Pass wineries are closer from Gilroy. Tasting rooms along Watsonville Road and in San Martin sit roughly equidistant.

Split decision. Mexican food goes to Gilroy. Variety goes to Morgan Hill.

Outdoor access

Morgan Hill has the edge on trail access. Anderson Lake (currently drained for dam retrofit, but the perimeter trails are open), Coyote Lake Harvey Bear Ranch, and Henry Coe State Park all sit closer. Uvas Canyon County Park and its waterfalls are about equidistant.

Gilroy has Christmas Hill Park, central and family-friendly, plus access to the south entrance of Henry Coe via Gilroy Hot Springs Road. Mount Madonna is a shared asset.

Morgan Hill wins on outdoor variety and proximity. Both cities are good for people who hike.

The vibe

Subjective, but honest.

Morgan Hill feels like a small town that got discovered. It's polished. The downtown is cute. Events are well-organized. Newcomers from San Jose and the Peninsula fit in quickly. It's what people picture when they imagine "nice small town in California."

Gilroy feels like a working town that's evolving. Rougher around the edges. The agricultural roots show more. There's a grittiness that some people love and others don't notice. The Garlic Festival, the taco trail, the outlet traffic, the garlic smell on a 95-degree day: Gilroy has texture. It's not trying to be something it isn't.
