When we were looking at Morgan Hill, we drove every neighborhood. Multiple times. On weekdays at 5 PM. On Saturday mornings. During school pickup. You learn a lot about a neighborhood at 3:15 on a Tuesday when the crosswalk guards are out and parents are double-parked on side streets.
Here's what we found. Every neighborhood listed below has specific strengths. None of them are bad. But they're different.
Jackson Oaks and Nordstrom neighborhood
Between Main Avenue and Dunne Avenue, east of Monterey Road. This is the middle of the map and the middle of the price range.
Homes built mostly in the 1980s and 1990s. Three and four bedrooms. Mature trees. Sidewalks. Yards big enough for a trampoline but not big enough for a horse. HOAs exist but tend to be low, typically $50 to $100/month.
Walking distance to Jackson Academy of Math and Music and near Paradise Valley and Barrett Elementary. Families here tend to stay. That tells you something.
Median price range: $950K to $1.15M.
Westside (Cochrane Road corridor)
West of 101, along Cochrane and extending toward the newer developments near Diana Avenue. This is where most new construction has gone over the past decade.
The homes are bigger. The lots are bigger. The garages hold three cars. HOAs are more structured, often $150 to $200/month, with community pools and parks maintained by the association.
Schools on this side include El Toro Health Science Academy and Walsh Elementary (the district's STEAM magnet). Both pull families specifically.
This is where a lot of families relocating from San Jose or the Peninsula end up. It feels like the South Bay but with less density.
Median price range: $1.1M to $1.4M.
Downtown and Old Morgan Hill
Along and within a few blocks of Third Street and Monterey Road. Older homes, some dating to the 1940s and 1950s. Small lots. Character.
The draw here is walkability. Saturday farmers market at Third and Depot. Coffee at Blvd Coffee or Caffe Rustico. Restaurants within a 10-minute walk. The annual events, Sidewalk Saturdays, Friday Night Music, Holiday Parade, all happen on your doorstep.
Schools nearby include South Valley Middle School and Nordstrom Elementary. Para Mi Familia preschool is a community anchor.
The trade-off: less square footage for the money. Older homes mean older plumbing, older electrical, and the maintenance that comes with it. But you can walk to dinner on a Friday night, and that's worth something.
Median price range: $850K to $1.1M.
East side and Dunne Avenue corridor
East of Monterey Road, heading toward Anderson Lake (currently drained for dam repair) and the hills. This is where Morgan Hill starts feeling rural.
Some homes here sit on a quarter-acre. Some on two acres. Horse property exists. The views of El Toro and the eastern hills are the best in town.
Schools on the east side feed into Sobrato High School, which has the strongest GreatSchools rating in the district at 8/10.
This is the quietest part of Morgan Hill. Less foot traffic. Fewer restaurants. More space. If you work from home and want to look at hills instead of other rooflines, the east side is worth driving.
Median price range: $1.0M to $1.5M, with some larger properties going higher.
Berryessa and Burnett neighborhoods (south Morgan Hill)
South of Main Avenue, between 101 and the Uvas Creek corridor. Older established neighborhoods with a mix of 1970s ranch homes and some newer infill.
Close to Burnett Elementary and Live Oak High School. The vibe here is settled. Families have been in these neighborhoods for decades. Block parties happen. People know each other's dogs.
Access to Uvas Creek Trail for walking and biking. Slightly closer to Gilroy, which means easier access to the taco trail and the outlet stores. Some people consider that a bonus.
Median price range: $900K to $1.05M.
A few things that apply everywhere
PG&E electricity rates are high across all of Morgan Hill. Budget for air conditioning in summer. Houses with solar panels hold more value here than in cooler parts of the Bay Area.
Traffic on 101 at the Tennant and Dunne exits gets heavy between 4:30 and 6:30 PM. Cochrane Road interchange has improved but still backs up. Plan your commute around these bottlenecks.
Every neighborhood has access to the city's park system, which is strong. Outdoor Sports Center, Community Park, and the Aquatics Center are all open to all residents.
Morgan Hill's water comes primarily from Santa Clara Valley Water District. Conservation rules apply year-round. If you're coming from a place where you can water your lawn every day, adjust your expectations.
What we'd tell a friend
If money is the main constraint, look at the Burnett area and downtown. If schools are the top priority, the west side near Walsh or the east side feeding into Sobrato. If lifestyle and walkability matter most, downtown. If you want space and quiet, the east side.
Drive the neighborhood at the time of day you'd actually be there. The Saturday version and the Tuesday version are different places.
